Serenity Isles: A Beachy Island

A blank world with several beachy areas and a gravel bar in the middle. Use ToggleEditWorld cheat to create your own community. (Be careful because the decor etc on the lot is placed that way.) I used the Melino Sized Empty Terrain mod to build this so you'll need it. I will tag that when I can. Everything else is base game!
